A husband-and-wife team who actually live the Keys

KeysCations Realty is Bert and Milly Perez, a married team who both sell Florida Keys real estate and run KeysCations Vacation Rentals, a luxury vacation-rental management company overseeing more than $50 million in Keys property. That second business is why our advice is different. We do not guess what a waterfront home earns or how it holds up through a season, we manage homes like it every day, and we bring that operator’s read to every buyer and seller we represent.

Bert is a Florida Keys native, raised in Marathon, with deep ties across nearly every trade and service in the islands, the kind of network that tells you what a repair really costs and who to trust before you close. Milly is the brokerage’s licensed Broker and holds the GRI and Resort & Second-Home Property Specialist (RSPS) designations. Together they cover the whole chain, from Key Largo and Islamorada in the Upper Keys through Marathon, Duck Key and Key Colony Beach, down to Big Pine Key in the Lower Keys.

Buying in the Keys is not like buying on the mainland. Elevation, flood zone, insurance, dockage, canal depth and short-term-rental rules that change island by island decide your real cost and what you can do with a property. We tell you what we find, even when it is not what you were hoping to hear, and we build your numbers on the specific address instead of a list price. That is the whole job.
