Where people actually live in the Middle Keys
Marathon is one of the few places in the Keys that functions as a complete town rather than a stretch of resorts. Incorporated as its own city in 1999, it runs from roughly Mile Marker 47 to 53 across a cluster of islands — Vaca Key, Boot Key, Grassy Key, Crawl Key and the rest — and it has the things a year-round community needs: a hospital, its own airport, grocery stores, marinas, schools, and a working waterfront that still lands fish commercially.
That mix is the reason buyers land here. You get deep-water canal homes and open-water estates alongside honest middle-market houses, and you get them in a place with a pharmacy and an emergency room instead of an hour's drive to one. Sombrero Beach, Boot Key Harbor's mooring field, Crane Point Hammock, the Turtle Hospital and the Seven Mile Bridge trailhead to Pigeon Key are all inside the city limits.
What Buying in Marathon Actually Involves
Canal depth, elevation, and the cost to insure it
Most residential inventory in Marathon is canal-front, and not all canals are equal. Depth at low tide, how far the run is to open water, whether the canal opens to the bay side or the ocean side, and the condition of the seawall, dock and lift move a property's value as much as the house itself. If you keep a boat, the canal is half of what you are buying.
As everywhere in the Keys, elevation and insurance decide your true monthly cost. Two homes on the same street built a decade apart can carry very different flood and wind-insurance outcomes depending on how they were elevated and constructed. We tell every Marathon buyer the same thing: pull the elevation certificate and get real insurance quotes on the specific address early, and build your numbers on those rather than on the list price.
Renting It Out
The City of Marathon runs its own vacation-rental permitting, and the allowable minimum stay depends on the property's zoning district — it is not one blanket rule across the city, and it differs from unincorporated Monroe County next door. If rental income is part of your plan, confirm the current City of Marathon ordinance and the permit history for the exact address before you write an offer.
