Key Colony Beach is a man-made island just off Marathon at Mile Marker 53.5, developed in the 1950s and incorporated as its own city in 1957. For a small place it is well amenitized: a par-3 golf course, a marina, tennis and pickleball, Sunset Park, and boat ramps, all inside the city. Inventory runs from single-family canal homes to condominiums, and the planned street grid means predictable lots and canals rather than the patchwork you find elsewhere.

After that, the Keys fundamentals apply as everywhere: canal depth and run to open water, the seawall, dock and lift, the elevation certificate, and real flood and wind-insurance quotes on the exact address. Condo buyers should read the association's financials and reserves alongside the standard structural diligence.
Renting It Out
Key Colony Beach has historically permitted shorter minimum rental terms than the surrounding unincorporated county, which is a large part of its appeal to investors — but the city has revisited these rules, and the terms depend on district and license. Treat any short-term-rental assumption as something to verify against the current Key Colony Beach ordinance and license availability for the specific unit, not as a settled fact.
